ADA Consultant Architects
The Americans with Disabilities Act (ADA) has been the law for over 25 years now. Many existing projects built some time ago are out of compliance and need corrections. We have designed corrective remodeling projects for many clients who need to come into compliance with the ADA and all other disability related regulations. Most Las Vegas architectural consultant clients are primarily interested in having a nice looking project and coming within budget. These are always the first thoughts upon the start of a new project. Many clients only think of hiring formally trained and certified ADA consultant architects Las Vegas, Nevada, Arizona, or California work, after they are being sued for ADA violations.
While this is not the most glamorous part of the work, full and complete compliance with the Americans with Disabilities Act is a requirement by federal law. Most property owners don’t understand that ADA compliance is not enforced by Las Vegas area building departments like it is in California. Therefore there are undoubtedly construction projects being built right now that will be out of compliance with the ADA when finished. Ken Small is an International Code Conference Licensed (Accessibility Regulation) Building Inspector and Plan Examiner. Ken (ICC AI/PE) and Christine Small spent the year prior to the implementation of the ADA “2010 Standards” touring the USA to provide training classes to hundreds of architects, ADA consultants, and other design professionals.
They were hired by a major architect training firm to create over 8 hours of ADA consulting related AIA Certified learning programs for architects and to tour while giving the training classes, which qualifies them as “Expert Consultants”. As ADA Consultant Las Vegas we are constantly designing projects both for Las Vegas and other locations that are fully ADA compliant and designing corrections for existing project repairs. There is no way to be “Grandfathered” in the ADA law.
Although we offer a wide array of services to comply with the ADA and other disability regulations, the following are among the most commonly requested. Pricing is determined based on the scope of work and project schedule. Initial consultation meetings—whether in our office or online—are always free for potential disability regulation clients. We offer these services in all U.S. states.
Site Visit
We offer site visits with property managers or contractors for general assessments and explanations of existing conditions. Attorneys sometimes use this service for a “reality check” on allegations before proceeding with further work or legal negotiations. This service can also be helpful for obtaining second opinions on newly constructed work. It is typically billed on a time-and-materials basis, with a minimum charge
Professional ADA or Disability Regulation Witness
We have a highly qualified staff member who provides expert witness services. This includes consulting not only on disability regulations but also on general architectural and construction practices. He is well-versed in ADA Titles II and III, FHA 504, UFAS, ANSI A117.1, and other regulatory requirements. This service is typically retained by attorneys who understand the cost range for expert witness work.
Site Survey
For property owners needing to bring their facilities up to ADA standards—or facing ADA-related allegations—we provide site surveys and reports identifying areas of non- compliance. A basic version of this report may also be helpful for those purchasing existing properties. It includes photographs of each deficiency along with the specific ADA section cited. Reports can be expanded based on site complexity and client needs. This service is typically priced on a fixed-fee basis
Site Design
After a site survey, a property owner may require design documents to bid out work or obtain permits. While many compliance issues can be resolved without permits (e.g., adding signage or grab bars), more involved construction like ramps may require detailed construction documents and possibly a topographic survey. We provide construction documents (often called “blueprints”) suitable for bidding and permit approval. If preferred, we can also manage the bidding process.
Drawing Review
We are available to review design documents prepared by ADA Architects Las Vegas or other professionals to ensure ADA compliance and avoid future issues.
Construction Site Observation
Whether or not we provided the original design or site survey, we are available to visit construction sites and consult with clients and contractors. Our role is to help avoid problems before they arise—particularly by catching issues before construction takes place. This service is often utilized by contractors but is available to anyone.

While many people believe they understand the requirements of disability regulations such as the ADA, our photos show work completed by those who do not. The same half- yard of concrete or asphalt, when thoughtfully designed and installed, can protect you from liability—but when done improperly, it can put people at risk and expose you to serious legal and financial consequences. The key difference is the quality of planning and attention to detail.
Do you consult for both defense and plaintiff cases?
Yes, we provide consulting services for both sides.
How soon can you start work?
We can typically begin work within 1 to 2 weeks of receiving a signed contract and retainer.
How long do site surveys and reports take?
Site surveys usually take 1–2 days on site. Report generation time depends on the number of deficiencies. One week is typical. A report with over 150 conditions took three weeks to complete.
Do you work outside your home state?
Yes, we conduct out-of-state surveys. We typically travel to the site on one day, conduct the survey on the next, and return the same day or the following.
What areas can you survey?
Surveys can cover the entire site, exterior only, interior spaces, specific tenants, or specific complaint allegations.
